How Much Does Floor Sanding Cost in Auckland?

The short answer
Our standard rate for floor sanding and polyurethane is $60 + GST per m2 — one of the lowest rates in Auckland. Many companies charge $64, $65, $75 or even $85 + GST per m2 for the same work.
That rate covers a straightforward job on sound boards. The price does move with the floor: deep scratches, water damage, carpet glue, stair work or missing boards all add sanding passes and time, so we price those jobs individually. Either way, you get a fixed written quote before we start.
The number in the written quote is the number you pay — the 50% deposit and 50% on completion are the only payments, and there are no extras after the job is done.

Six Things That Move Your Cost Per m2
The condition of the floor
A floor with a worn finish that just needs a fresh cut and recoat is the cheapest job. Boards with deep scratches, water damage or old carpet glue need more sanding passes, and more time.
The timber itself
New Zealand natives like kauri, rimu and matai are softer and older, so they need a lighter touch and more care than pine or hardwood decking-style boards.
How many coats you want
Two coats is the standard. A third coat adds cost per square metre but gives extra protection in hallways, kitchens and other high-traffic areas.
Staining or keeping it natural
A clear finish is the simplest option. Changing the colour with a stain or painted finish adds coats and drying time to the job.
Stairs, edges and awkward rooms
Stair treads, tight hallways and small rooms are sanded with edge machines rather than the big drum sander, so they take longer per square metre.
Repairs and gap filling
Missing boards, splits, protruding nails and gaps between boards are all fixable — they just add to the quote. We itemise them so you can see exactly what you are paying for.

What does it cost to refinish hardwood floors versus replace them?
Refinishing is almost always a fraction of the cost of a new floor, and you keep the original character of the timber. If the boards are structurally sound, sanding and recoating is the smarter spend.
How do I pay?
We will email you the invoice for bank transfer payment. We request a 50% deposit before the job and 50% on completion.
