What Floor Polishing Actually Involves
A properly polished timber floor is not a mop-on shine. The old polyurethane comes off with a graded sanding sequence, the timber is left flat and even, and then two or three coats of finish are applied on top. That coating is what gives the floor its depth, its sheen and its protection against scuffs, spills and feet.
Done that way, a polished floor holds up for years before it needs attention — and when it does, a maintenance recoat usually brings it straight back without a full resand.

Waterborne Polyurethane
Clear, natural look with almost no odour during application. Fast drying — ideal for families, rentals and pets.
Moisture-Cured Polyurethane
The toughest, most resilient coating we offer. A long-standing favourite in New Zealand homes for high-traffic floors.
Sheen Levels — Gloss, Satin & Matte
Gloss shows the most shine (and the most scratches). Satin and matte disguise day-to-day wear far better, which is why most homes land there.
Floor Staining & Colour Change
Recolour your timber to suit the room — deep walnut through to pale, modern greys — then lock it in with a protective coat.
Maintenance Recoat
For a floor where the coating is simply worn through in the traffic lanes. We lightly abrade the existing finish and apply fresh coats — a fast, lower-cost way to bring the sheen back between full sandings.
Full Sand & Recoat
For floors with deep scratches, water marks, sun damage or a coating that has failed. Everything comes back to bare timber, repairs are made, and the floor is rebuilt coat by coat. This is the full restoration — and the finish lasts for years.

Floor Polishing Questions
What's the difference between floor sanding and floor polishing?
Sanding removes the old coating and levels the timber. Polishing is the finish applied afterwards — the protective coats that give the floor its colour depth and sheen. A proper polish always starts with a proper sand.
Can my floor be recoated without full sanding?
If the existing coating is worn but the boards are sound, a maintenance recoat can refresh the surface at a lower cost. If there are deep scratches through the coating or water damage, a full sand and recoat is the right call. We will tell you honestly which one your floor needs.
Which finish suits pets and young children?
Satin or low sheen polyurethane. Both disguise scratches far better than gloss and need less fussing over day to day.
How long before I can walk on the floor again?
Socks only after about 24 hours. Furniture can usually go back after two to three days, and the coating reaches full hardness in roughly a week.
